We make the process of renting your home seamless and hassle-free for you, the owners.

We do not charge any upfront costs for our property management services. We only get paid once you do! Using tools like MarketMaker, we can determine the best prices for your property by looking at real-time data from comparable properties and what guests pay for similar properties during peak times.

We started our property management services career with our own home in 2006 on the coast of North Carolina. We enjoyed it so much that we began helping family members manage their properties. After much success and growth with that, we have expanded to take on new properties like yours. We proudly offer our property management services to those seeking quality management for their own short-term vacation rentals and long-term residential rentals. We have the experience and provide a service level that can offer our clientele peace of mind.

Marketing

To maximize all our property’s exposure, we use the top short-term property rental sites, including VRBO, Airbnb, Expedia, Bookings.com, and our website 365BlueSkies.com. We also utilize other popular local sites depending on your property’s location. 

We utilize social media to keep your property in mind for guests. We maximize our Search Engine Optimization (SEO) strategies to boost our ratings on popular search engines like Google and Bing. We write shareable articles regularly and publish them online to generate organic traffic to our site. This free feature for our owners helps their properties create more interest, which leads to more guests. 

Lastly, we have a growing email list of hundreds of past guests to whom we send promotional emails notifying them of last-minute deals or vacancies to keep our properties occupied and generating income even through the off-season where your property is located. 

Accounting

We provide all the software and platforms needed to safely and efficiently collect payments and deposits from guests using any major credit card. We will take out applicable taxes and charges due for your location. Each month you will be provided with monthly statements and invoices. We are also able to provide year-end tax statements. Unless you choose to use the standard service package, we also send you your monthly statement to pay for the cleaning and maintenance due to your chosen cleaning/maintenance company.

Communication

Sit back and relax! The Blue Skies team takes care of all communication with guests, cleaning crew, and maintenance (unless you would prefer the “standard package”. For our owners that chose the standard package, we handle all communication until after the guest books their stay, and then we turn it over to the owners). We handle cleaning schedules, guest inquiries, check-in/check-out information, requesting reviews, maintenance schedules, etc. With multiple sources of communication, we are always available for our guests and our owners.

Cleaning & Maintenance

This is one of the biggest obstacles to making sure your guests have the best experience possible. Blue Skies handles the communication and scheduling of the cleanings between guests (unless the owner choses the standard service package). We can also handle any maintenance emergencies that arise like HVAC or plumbing issues during a guest’s stay. We do ask that owners provide their list of preferred cleaners and maintenance companies that they would like us to work with.

These suggestions may include photography, updating furniture, or staging your home. We are usually able to help with items like this depending on your location.

Property Management Service Levels

We offer four-tiered service levels customized to your preference and level of involvement based on your budget. With the unique needs of properties on the island of St. John, USVI, we have two levels of management for owners of properties located on-island.

Owners Contract with Blue Skies: Onboarding your properties into our system entails a lot of upfront work for our team. In order to maximize our relationships with property owners, we need to know they are committed to Blue Skies Property Management before we do all the setup needed to successfully list their homes on all our platforms. For that reason, we require a one-year contract with our owners. After that contract is up, our relationship is month to month and can be canceled with 30 days’ notice.

Owners Cancellations: We are very proud of our 5-star rating on all our listing sites. We are also Super Hosts and Premier Hosts. One of the worst things that can happen to hinder this rating of ours is if we have to cancel a guests reservation. If we have to cancel a guests reservation due to an owner’s needs or an owner’s lack of planning, there will be a 50% payout to the guest and a 50% payout to BSPM (or $1,000 whichever is higher)
